How to Find the Best Mortgage Lender

Just as there are several different types of mortgages, there are several different types of mortgage lenders. Each offers some advantages that will make a particular type of lender better in some situations than others.

Mortgage Bankers and Brokers-which should you choose?
There are two main categories of mortgage lenders-bankers and brokers. A mortgage banker is a direct lender, and the lender you work with represents the bank who lends you money. If you decide to work with a direct lender, it is your responsibility to shop around and find the best mortgage rates and terms. The broker is a middleperson who is not tied to any particular mortgage institution-instead, they have access to mortgages from a range of different institutions, and they will usually do the legwork for you in shopping around for the mortgage that best meets your needs.

The main advantage of choosing a mortgage banker is that you know what you are getting-a reliable service, with little chance of coming into contact with a predatory lender. In addition, if you choose to get a mortgage from the bank you already do business with you may be entitled to a more favorable interest rate. The disadvantage is that you get very little choice, as most mortgage bankers offer very similar rates, terms and conditions.

A mortgage broker, on the other hand, provides you with plenty of choices. As the middleperson, a broker has access to wholesale lenders that offer a wide variety of mortgages of different types. If you need a sub-prime mortgage or another non-conventional type of mortgage, a broker is your best bet for obtaining one. For first-time buyers, a broker can also help make the process of getting a mortgage much easier, as they are able to offer advice on mortgage analysis, and the best ways of presenting loan applications.

Mortgage brokers do charge fees, of course. However, that is not always a significant problem. Brokers usually offer loans from wholesale mortgage lenders, and these loans have reduced rates in comparison to those offered by mortgage bankers. Once the broker has added their fee, the total cost of the mortgage is usually not much more than the cost of going to a mortgage banker.
The biggest potential problem in working with a broker is that this is not a licensed profession in many states, meaning that it can be difficult to be sure the broker you are dealing with is reputable.

Choose a Lender who will Work for You

Finding a good mortgage lender does not have to be difficult, even if you choose to go with a broker and must separate the good lenders from the bad before making your final choice. Often, it is not so much a case of finding a good lender as it is learning how to spot a bad one. Avoid mortgage lenders who say or do the following:

Tries to convince you to borrow more than you want to or can afford by suggesting you opt for a higher risk loan.

Asks you to sign blank documents.

Encourages you to do anything dishonest, such as lie on your application.

Does not give you a Good Faith Estimate within three days of your application.
Promises you a mortgage that seems too good to be true-no closing costs and no points sounds great, but you should read the small print on the contract for penalties and hidden costs.

Any of the above can be good indications that your lender is more concerned with the commission they will make from your mortgage than in trying to help you find the best one for you. A good lender should provide you with several options without trying to steer you in any particular direction. They will offer you advice in helping you compare different mortgages, but should allow you to make the final decision.

Comparing Mortgages from Different Lenders

Picking out and comparing the most important points of each mortgage can be one of the most difficult aspects of getting a home loan. A mortgage is more than just an interest rate-there are also points, fees, and closing costs to consider.

Points are used to "buy down" your interest rate, with each point you buy representing one percent of the total loan amount. If you choose to buy points, the money is payable in cash at closing time. Lenders will usually give you several different rate and point options for the same loan.

The lock-in period for each mortgage should also be considered. The lock-in period is the amount of time for which the rate and points quoted are guaranteed. This is usually 30, 45, or 60 days, with higher loan fees applicable for longer lock-in periods.

Other features to compare include the maximum loan to value ratio each lender offers, whether or not you must pay mortgage insurance, the qualifying income to debt ratio of each lender, and whether any prepayment penalties exist for each mortgage.

Get Rich While Helping People

I was watching 60 Minutes one night. They were re-running a story on Jimmy Buffett. Not so much a story about his music. Rather a story about him as a business success. (If you didn't know, he is very wealthy.)


A whole lot of musicians make music without making money. A whole lot of nurses help patients without making money. A whole lot of teachers help kids without making money. "A whole lot of loan officers help people without making money!"


I saw a piece on some TV show one morning, about a doctor who does all kinds of reconstructions of body parts in latex for survivors of cancer, etc.
One lady has had to wear sunglasses everywhere she goes since she was a little kid, when she had to get radiation treatment for retinal cancer. It left quite an ugly cavity in, and around, her right eye.


They asked the doc how much these things cost. Some of which take 6 months or a year to construct.
He said, "Oh, only about $2,000.00 to $12,000.00. I'm not in this for the money."
I found this ridiculous.


Sure, some of your patients can't even pay you $500.00. But some can pay $100,000.00!
If you're gonna be a hippie about all this, why not charge the rich guy who needs a normal looking nose $100,000.00 for that.and then the little 5 year-old girl who needs an ear, and her mom and dad are broke.just give her hers for free?


You would be.oh about $85,000.00 to $100,000.00 better off over those 2 "deals." And you could get rich while helping people. And providing in both cases more value than you received in compensation.


I'm doing this tomorrow with this month's "charity deal." Saving a lady's house for only $3,000, because that's all there is to be made on it. I do one of these every month, just to help someone. Without me, she'd lose the house.


And if you are still uncomfortable with money, you can give most of it to charity. Having done yet more good for the world.


"But if you never get the dough, you can't give anything to charity!"
I just paid my monthly bills, and stroked a check to charity whose amount would surprise many people. But I couldn't do this if I didn't first get the money.


And this doctor on TV was about 50-60 years old. Hey doc, how about you make some money before you retire, so you don't have to live on Social Security, eat cat food, and take your medication every other day?


He'll be the same guy b!tch!ing in retirement that he's broke, and that the taxpayer should bail him out. A Kerry-Edwards sticker on his Volkswagen Beetle. .when he worked "for free" all those years! "And he could have been very wealthy, and done a ton of good for charity.all at the same time!"


Did you know that the "eeeeeevil" Bill Gates gave $3.3 billion to charity in 2004? See what I mean? If they're gonna call you a d!ck anyway, you may as well have some dough, and do some good. F@ck 'em if they wanna talk $#!t about you! "The higher you climb up the pole, the more your @$$ sticks out!"


Mediocre people always complain about successful people, and you can't let it bother you. Besides, no one ever erected a statue for a critic.


PRICE AND VALUE: I had a lady last week b!tch!ng about paying me an $11,000.00 broker fee. This almost never happens, by the way, because of how I do everything else leading up to taking the application and the signing of the GFE.


But this time it did happen. Largely because she's an "internal auditor" for a big hospital here. It's just part of her personality to be picky about money. Even to the point of not making any sense at all.


I told her, "Look, you're saving $1,182.00 a month of take-home pay, you're getting $23,000.00 in CASH, 2 months no bills." and I went on to show her how much that monthly savings was annually, then in pre-tax money, then added the 2 months no bills to it, then the CASH, and I said "You're $50K+ better off in the first year alone. But I'm not doing this for free."


"I went to my desk and brought back a stack of checks I have not yet deposited into the bank, and I showed her how she was actually paying less than others had!"
She signed.


I did some other things, told her some other things. Showed her some other stuff. A whole lot of SECRET stuff I can't talk about here, but I will at the Summit here in April.
You'll just have to wait.


Oh, but about Jimmy Buffett. He sells escapism. I do too. You had better make sure you do.
That lady I just mentioned, I saw on her credit how the credit cards are 2-3 months behind each. How she's been rolling 30's on her mortgage for the last year. How her score is 514, and about to go under 500.


"I said 'Aren't you sick and tired of all these creditors calling you day and night? At home and at work? Because I know for d@mned certain they are. I ain't new at this!'"
Put yourself in your borrowers shoes and you'll sell more. And you cannot help them if you can't sell them. So don't feel "guilty" about this.


If I hadn't "sold her" on me, her score goes under 500 the next month, and eventually, she loses the house.

Be sure to read the fine print of any agreement you are considering, most lending institutions are trust worthy but just to be sure read all the fine print so you are not surprised by a higher payment than you thought or some other penalty you may not have been aware of.

A Positive Approach To Debt Problems

The consumer credit boom of the last decade or so has led to record levels of personal debt, to a large extent secured against ever increasing property prices. Most analysts now agree that this era of cheap and easy credit is over, and that there are storm clouds gathering on the economic horizon.

Whatever the prospects for the economy as a whole, there's no disputing the fact that a rapidly increasing number of people are finding that their debt levels are causing problems in their lives, whether through a lack of disposable income because of escalating repayments, or - worse - serious problems in meeting commitments, with the specter of personal insolvency being raised.

Problem debt is difficult to face up to. It's sometimes easier to leave mail unopened, and finances unexamined, in the vain hope that the problems will rectify themselves. This, however, is the absolute worst approach you could take if your debts are getting out of control. If you're to come out of your present difficulties with wellbeing intact, both financially and emotionally, you need to take a positive approach to the situation, however difficult that might be.

First, you need to take a good look at your income and outgoings, drawing up a sensible budget that you can stick to. Are there any economies you can make in your life which can help ease the financial strain? Any costs you can cut out? Any ways of getting hold of a little extra money?

After examining your finances in this way, even if the prognosis looks bleak, at least you'll have a realistic picture of where you are and any possible ways forward. Also, the psychological effects of starting to take control should not be underestimated - it feels better to be doing something rather than being buffeted helplessly.

It is at this stage that you can begin to examine your options for getting out of difficulties. A good debt adviser will be invaluable in this process, but the basic choices boil down to redrawing your budget, debt consolidation, debt management, or insolvency.

Redrawing your budget can involve a total change in your lifestyle. By cutting out as much spending as possible - and this could involve trading in your car for a cheaper model, for example - you will have more cash available to begin clearing your debts. Also, you could consider trying to earn extra money by taking on an extra job or working extra hours if this is an option.

If this is inadequate, a popular choice is to take out a consolidation loan to clear your current debts, leaving you with a more manageable monthly repayment albeit at the cost of higher insurance payments overall. It's important that consolidation isn't just used as a financial sticking plaster. If the reasons you got into debt in the first place aren't addressed, then consolidation can make things much worse years down the line.

A more drastic option is entering into a debt management program whereby you, or someone acting on your behalf, negotiate a new repayment program with your creditors on terms that you can realistically stick to. This will, however, be very damaging to your credit rating.

The final option is the extreme action of bankruptcy. This is something that should be avoided at all costs, as the ramifications will last for years into your financial future.

The choices you make will be in large part determined by the scale of your debt problems, but one thing's for sure: unless you take a positive approach and begin work on solving them, your problems are only going to get worse and worse.

However, with the set repayments on a consolidation loan you can choose a repayment period to suit you and enjoy the peace of mind that you will be free of your debts at the end of the selected repayment period.

My Debit Card was Stolen: Here’s What to Do

It's true; I never thought I would let it happen, but it happened without me having any knowledge of it. While you can minimize your risk of having your number stolen, if it does happen, you need to be on top of it. Just a few weeks ago, I discovered that I needed to make some calls.

Normally, I log on to our bank account, just to double-check our recent activity, about every 2 or 3 days. As I logged on a few weeks ago, I noticed a charge to Apple iTunes for $67.33. While I initially thought I did not make a purchase with Apple, I did recently get an iPod and have not quite figured out iTunes yet. There was also a pending charge of $33 made the day prior, so I wanted to get to the bottom of this. Frankly, I did not even think about card theft because my card was in my wallet and had not been out of my sight. I was more worried that I had signed up for iTunes without knowing it, and they were charging me on a recurring basis.

My research started with a phone call to the number listed on my bank's website next to the charge. The recorded message sent me to a page on Apple's website and that set off the alarms. The page suggested changing my account password and calling my bank to cancel the card because of expected theft. I opened iTunes, and realized that not only did I not have an account, but I have never given my card number to them.

A phone call to my bank cleared it up and I began to realize what had happened. Most of the time when a card number is stolen, the thief begins with small purchases to see if they will clear. Once that is apparent, the real purchases begin. After just a few minutes on the phone with a bank representative, my card was canceled and I was issued a new one.

Many people fear theft of a debit card because it is linked to an account with money in it, as opposed to a credit card that you pay at the end of the month. If you have a debit card, you have the exact same protection as a credit card offers.

My bank issued a refund, which posted to my account within 24 hours. I am not liable for any charges I did not make myself, regardless of whether my card is designated as credit or debit.

The only thing that remains to be done is to complete a few pages of paperwork and return it to the bank. I already have a new debit card in my possession, and a daily eye on my bank account shows no more charges that I do not recognize.

As for how the card got stolen, I really have no idea. There are a lot of opportunities for thieves to obtain your data, but I cannot think of how it happened. If you purchase items online or anytime you give your card for someone to swipe, your information is out there for someone. Restaurants really scare me because the card is out of site when the server takes it to process a meal. That is just one more reason tp pay with cash.
